Best Neighborhoods in South Hill WA (2026 Local's Guide)
By Scott Dixon
If you are considering buying a home in South Hill, WA, choosing the right neighborhood is your most important step. South Hill is unique because it is largely made up of planned communities, each offering a different lifestyle, price point, and "vibe."
In this guide, we break down the best neighborhoods in South Hill for 2026 and what makes each one stand out for today's buyers.
π New to the area? Start with our Living in South Hill WA guide first.
ποΈ The Uplands (South Hillβs Newest Addition)
If you want brand new construction in 2026, The Uplands is the place to look. This is the newest master-planned community in the area and is currently the top choice for buyers moving from Seattle or Bellevue.
Why buyers love it: Modern smart-home technology, resort-style amenities, and miles of integrated walking trails.
Best for: Buyers who want a "turnkey" lifestyle and the latest architectural designs.
π³ Silver Creek
Silver Creek remains one of the most popular and "complete" neighborhoods in South Hill. It is actually a collection of smaller subdivisions, some of which are gated.
Why buyers love it: It has its own private 10-acre park, soccer fields, and clubhouse. The streets are mature and well-maintained, giving it a high-end suburban feel.
Best for: Families who want built-in community events and a safe, walkable environment.
ποΈ The Rogers High School Area (Glacier Creek & The Ridge)
Located on the northern edge of South Hill, this pocket is often referred to as the "North Hill" or the
Rogers High School area. As a resident of this neighborhood, I consider it one of the most strategic locations in the entire community. It is perfect for buyers who want the South Hill lifestyle but want to avoid the worst of the Meridian traffic.
The Commuterβs Secret: The biggest advantage here is the proximity to Highway 512 and Canyon Road. Being on the North Hill means you can often bypass the "Meridian crawl" that residents further south have to deal with. It is the best spot for anyone commuting to Tacoma, JBLM, or catching the Sounder Train in downtown Puyallup.
School District Highlights: This area is generally served by Dessie F. Evans Elementary
(one of the newest and largest elementary schools in the state) and is anchored by Rogers High School. Having these schools nearby creates a stable, long-term community feel where neighbors are invested in the area.
Modern PNW Style: Neighborhoods in this pocket, such as Glacier Creek and The Ridge, often feature more modern Pacific Northwest architecture. These homes typically have the open floor plans and high ceilings that todayβs buyers are looking for compared to older 1990s builds.
Best for: Commuters who want to save 15 to 20 minutes a day on their drive and families who prioritize being close to top-rated schools and the Heritage Recreation Center.
ποΈ Lipoma Firs (Rainier Ridge)
This area has seen a massive transformation over the last few years. Once known for its golf course, it is now one of the primary hubs for newer, more affordable single-family homes and townhomes.
Why buyers love it: You get a newer home for a better price than in Sunrise or Silver Creek. It is very close to the newer shopping centers on the south end of Meridian.
Best for: First-time buyers or those looking for modern layouts on a tighter budget.
π‘ Gem Heights
Gem Heights is the classic "established" South Hill neighborhood. If you want a community that feels lived-in but still has great amenities, this is it.
Why buyers love it: It features a community pool, a very active HOA with neighborhood events, and wider streets than the brand-new developments.
Best for: Buyers who want a traditional neighborhood feel with a sense of stability.
π Sunrise
Located on the east side of the hill, Sunrise is famous for one thing: Mount Rainier views. It is a massive area that feels like its own small town, complete with medical offices and retail.
Why buyers love it: Many homes here have unobstructed views of the mountain. It feels more open and less "congested" than neighborhoods closer to Highway 512.
Best for: Buyers prioritizing views and proximity to outdoor recreation.
π² Manorwood
For those who do not want a "cookie-cutter" feel, Manorwood is the answer. It is one of the older, more prestigious areas of South Hill.
Why buyers love it: Large lots (often a quarter-acre or more), mature evergreen trees, and custom home designs. It is much quieter than the newer developments.
Best for: Buyers who want privacy, larger yards, and a more wooded environment.
π§ Which South Hill Neighborhood Fits You?
Choosing the "best" area depends on your daily routine. If you commute to Seattle, being closer to the north end (near 112th or 128th) might save you 15 minutes of traffic on Meridian every morning. If you work from home, the newer amenities in The Uplands or Sunrise might be a better fit.
